Vinlanda Ltda – Simone Mendonça, Alexandre Favarin, Lucyana de Oliveira, Ana Paula Sa

About Vinlanda

Simone MendonçaUnder Mrs. Simone Mendonça, Vinlanda grew into a full-scale end-to-end Brazilian real estate development company.  After having worked 12 years as the only female architect/project manager at Construtora Norberto Odebrecht (Sao Paulo: ODBE), where she was responsible for the engineering part of the construction and renovation of airports (Galeão International Airport, Santos Dumont) and megaresorts (Costa de Sauípe).  Odebrecht is Latin America’s leading engineering and construction company. The company ranks 20th in revenues among 225 international contractors and is Brazil largest services export organization.

When studying the market of residential development for Odebrecht, Mrs. Mendonça saw the potential of a qualitative Brazilian end-to-end residential real estate development company with a particular geographic focus.

In 2007 she founded Vinlanda Assesoria Incorporações & Projetos Ltda, with heavyweight European and Brazilian investors and partners.

“While most foreign investors invest in holiday resorts in the Northern part of Brazil, Vinlanda is focused exclusively on the Southern part of Brazil, in secondary high-growth areas.

Rio de Janeiro - Simone Mendonça, Alexandre Favarin, Lucyana de Oliveira, Ana Paula SaOur investors and partners share the belief that structural and deep global shifts in demand and supply are resulting in the transfer of economic power that we are currently witnessing, which we believe is likely to endure.  Economically, Brazil has established a solid foundation for steady growth based on political stability.  The growing consensus for responsible fiscal and monetary policy of the last decade has harnessed the country against the disruptions of the current economical crisis which impacts other emerging countries.  Dramatic departures from the current economic consensus in Brazil, either a radical turn toward a free-market and free trade oriented economic model or a statist orientation are unlikely to appear. Furthermore, progress on social issues, such as reducing crime and poverty, are taking place and playing a decisive role in determining Brazil’s future leadership status.  Add to that Brazil’s recent finds of new, large offshore oil deposits, which allows Brazil to eclipse Russia’s oil production by 2014.  This will add another dynamic to an already diversified economy and put Brazil on a more rapid growth pad.  Optimistic scenarios, which assume a legal and regulatory framework, project oil rising to a 15% share of GDP by 2025; even then, petroleum would only complement the existing massive sources of national wealth”, explains Mrs. Mendonça.
Last but not least, Brazil is the host country for both the 2014 FIFA World Cup and the 2016 Olympics which will take place in Rio de Janeiro.

Vinlanda’s operational team and management is 100% Brazilian with offices in Rio de Janeiro and Florianopolis.

“Unlike other investor groups, we are dedicated with a long-term focus to Brazil.  Contrary to the Netherlands, Belgium or France, where real estate financing volume in relation to GDP amounts figures above 100%, this ratio is in Brazil currently only a small 4,7%, allowing plenty of future healthy growth.  The Vinlanda team is running the complete value chain from the market analysis, over acquisition of plots, master planning of projects, construction until marketing and sales.   In Florianopolis our team is currently developing 4 projects; the projects in Niteroi are developed together with Niskier Construtora, with whom we have a structural partnership.

Our projects are completely managed in-house, maintaining our own market vision and perfectionist execution level.  Our team consists of 5 architects, engineers and project managers, all graduated from the Federal University of Rio de Janeiro (UFRJ) and Universidade Federal de Santa Catarina (UFSC), both reputated Brazilian Universities. I myself share my time between the operational offices in Brazil and the investors in Europe, which are closely involved in our strategy and operational management”, concludes Mrs. Mendonça.

Vinlanda has offices in Rio de Janeiro, Florianopolis and Gent, Belgium.
